Preserve at Westchase apartments offers a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.
If you indicate permission on your work order, our service technicians are able to provide assistance while you're out and about in Tampa, FL!
We ask that all maintenance requests be submitted through your resident portal. If you need assistance completing this, our team is happy to help.
If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, contact a locksmith if necessary.

The Preserve at Westchase is proudly pet-friendly! We permit dogs and cats, and up to 2 pets per home. Contact our leasing team with any questions about weight requirements or pet rent!
In each of our renovated apartments, you'll find stainless steel appliances in the kitchen, including a fridge/freezer, microwave, stove/oven, and dishwasher, so you can cook to your heart's content in your kitchen with luxe finishes. You'll also find a washer and dryer in every home to help take care of chores, so you can spend more time doing what you love. Our Westchase apartments are unfurnished, meaning they are a blank canvas for you to create. Fill your space with what matters most.
ADMINISTRATIVE & LEASING
We aim to approve all applications within 48 hours. If you have questions about the status of your application, please call our leasing team!
Paying rent is made easy by the use of the online portal with BILT! If you have any questions about the rent payment process, please contact our leasing team.
At the Preserve at Westchase we include Property Liability insurance only which is built into the lifestyle bundle. You are welcome to obtain personal item coverage but are still responsbile for our Liability Insurance.
Your lifestyle bundle includes a Spectrum managed wifi package. The package includes Hulu, Disney +, HBOX Max, Peacock and Paramount +
If your situation changes, there are lease termination options with a fee starting a 2x the rent! When you need our assistance, please call our leasing team to discuss your options for leasing changes.
At these Westchase apartments, our staff will set up your utilities, but you will be responsible for setting up your electricity service with TECO by calling or using their website.
Utilities such as water, trash, sewer, electricity, and all other utility fees will be the responsibility of the resident and are not included in the rent. Water/Sewer/Storm water will be charged on your online portal in addition to the rent.

When reviewing an application to rent at the Preserve at Westchase, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 2.5 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).
A link is sent to the email of all applicants where you will verify using your bak account information or through the work number (if appliciable)
Our system generates a risk vs credit score. Bankruptcies, judgments, evictions and balance(s) owed to other management may cause an applicant to be denied.

For the safety and security of our property, team, and residents, photo ID is required for anyone taking a tour.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
We want our residents to make their space just like home. We ask that upon move-out that the unit be returned to exactly as it was upon move-in to prevent any fees.
At our apartments in Westchase, residents will be responsible for paying monthly fees like utilities, our lifestyle package which includes: property liability insurance, media package with internet, amenity, valet trash.
We want the Preserve at Westchase to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. Pool hours are from Sun-up to Sun-down.
